If you're selling your home on a "For Sale By Owner" basis, you have quite an arduous task in front of you. As potential buyers come out, you'll be responsible for showing the house and pointing out all of the features that make it a desirable pick. However, before you can start showing the house, you need to drum up interest in it. That's where your real estate listing comes in. You want to create a listing that whets the viewers' appetite and makes them excited about seeing your property. When you're ready to sell your home, use this information to help you come up with the perfect listing.

Include A Call To Action In The Title

The first thing you should do when you're looking to make a compelling listing is be sure to include a call to action in the title. Action statements incite a feeling of urgency in the reader and make them want to do something.

For example, if you have a quaint cottage that you're placing on the market, you can make your title something like this: "Cozy Country Cottage! (Must-See!)." This lets the viewer know that the home is so fabulous that they absolutely must book an appointment so that they can get a tour. Other action statements include things like, "Won't Last," "Sure To Go Quickly" "Tour Slots Filling Up Fast." Each of these statements makes the home seem like a hot commodity that is highly desirable. Viewers may feel as if they must see the house so that they can put in a bid quickly if it turns out to be a hidden gem.

Use A Picture Of A Room As Your Thumbnail

When you're creating your listing, you'll also need to include a picture that will be used as your thumbnail. This is the image that is used to make potential homebuyers want to check out your full ad.

Using a picture of a room is good for a few reasons. Most of the other listings will show pictures of the outside of the house as the thumbnail. You can make your listing stand out by using a picture of an interior room. This should make the viewer curious about seeing just what the entire house looks like.
