There are a lot of different steps you must take and complete when buying a house, and one of the last steps you will perform before closing is completing a final walkthrough of the house. A final walkthrough gives you one last chance to make sure you want to go through with the deal, and here are several tips to help you get the most of your final walkthrough:

Understand the Purpose of It

A final walkthrough gives you the opportunity to make sure the house is in the condition you and the seller agreed to in the terms of the deal. This event typically takes place the day of closing or the day before, and it is typically after the seller has moved out completely. Therefore, the house should be empty, clean, and ready for you to move right in. This final walkthrough gives you the chance to inspect the house one last time, and you should take advantage of this before closing on the deal.

Test Everything

One of the top things you should do when completing the final walkthrough is test everything in the house. This includes testing every light switch and outlet. This also includes testing the furnace, central AC system, garage doors, faucets, toilets, and appliances. The goal is to make sure everything works as it should.

Another goal of a final walkthrough is to make sure the seller completed any tasks he or she agreed upon. For example, if you asked the seller to fix a hole in the wall, you should make sure he or she followed through with this.
